12th & James is a community on Atlanta’s Westside being converted from market-rate to long-term affordable housing through a public-private partnership led by EQHA and Atlantica Properties. Originally built in 2002 as affordable housing, the property is returning to its original mission—providing attainable housing in a rapidly growing area. Under new ownership, all units will be preserved as affordable or rent-stabilized, with at least half reserved for households earning up to 80% of area median income. Rents will remain capped for a minimum of 25 years through an agreement with the Atlanta Urban Development Corporation. The project prioritizes resident stability by allowing current tenants to remain while expanding access to below-market housing, helping preserve workforce housing and reduce displacement near jobs and transit.
